There can be quite a bit of variety between banks: some are more conservative than others, more reasonable, require more financial information, or take a long time to approve a loan.
Furthermore, a bank’s appetite to lend money changes from time to time, especially if they’re trying to expand their market share. It’s a mortgage broker’s job to know which bank is more active with better deals on offer.
A good mortgage brokewr will determine what the best structure is for you. This might not all be about the lowest rate of interest paid on the loan, but rather the ability to borrow more and fast tracking your ability to get that next investment property. Again, it all comes back to your personal circumstances.
They’ll also understand what all the numbers mean such as rent, expenses like council rates, and lenders mortgage insurance, if applicable. Think of them like a top surgeon, here to look after your financial health.
It’s the tax accountant’s job to make sure the structure of ownership, legal entity or name on the title that owns your property protects your best long-term interests. When determining the structure of ownership, they will prepare the legal documentation required to be signed in conjunction with a specialist tax lawyer. This ownership structure can be set up as a company, family trust or self-managed super fund, to name a few.
A tax accountant will also maximise your allowable tax deductions and legal protections afforded to you, including lodging your yearly tax return to ensure you are receiving your maximum returns.
A buyer’s agent represents the buyer. They’re great for time-poor buyers and even better for those buyers that lack real estate knowledge.
The agent typically researches the area targeted for purchase and advises the buyer which properties are available that suit their brief, along with the price range that they should expect to pay.
Real Estate Agent
A real estate agent, on the other hand, is a seller’s representative. It’s their job to market the property and always sell at the highest possible price, whilst acting ethically to both buyer and seller during negotiations.

A solicitor or conveyancer is your legal representative; which one you use depends on the complexity of the transaction.

You’re not obligated to use any of my recommendations of course, although keep in mind that preferential pricing has been negotiated on your behalf!
As an investor, you can either manage the property yourself or leave it in the capable hands of a property manager. A property manager will liaise with your tenant, collect rent on your behalf, manage maintenance requests and fill vacancies.
